Frequently Asked Questions About Leasing Our Apartments

 

 

 

We know that renting in the city can sometimes be difficult and confusing. We believe that we must earn the trust of our residents and our prospective residents every day. We do this through open, honest, and direct communication. These frequently asked questions will make our leasing process very clear and provide you with everything you need to become part of our community.

  • Where can I find the most current list of available apartments?
    Our websites (including www.stuytown.comwww.petercoopervillage.com, and www.beamliving.com) are the best places to find our available apartments, understand our different finish types, and the other features of our community.     
  • How often does the list of available apartments change?
    The list of available apartments is refreshed each day. This typically happens approximately between 8:00 and 9:00 AM EST, but apartments can be removed throughout the day when they become unavailable.
  • Where can I apply for an apartment?
    You can apply for a specific unit either online or at our leasing office.
  • Are there income requirements to qualify?
    Yes. Your annual income must be 36 times your monthly rent. For example, for a $3,000 apartment, you must make $108,000 (36 multiplied by 3,000). For those that do not qualify, prospective residents can use one or more personal guarantors or a guarantor service like TheGuarantors or Insurent.
  • What do I need to apply? 
    You will need a government ID, proof of income, and dog registration (if you are bringing your best friend). Please visit this page for a detailed list of our requirements here.
  • Is there an application fee? 
    No.
  • Is there a fee for a background check? 
    Yes. There is a $20 fee for conducting a background check.
  • How do I reserve an apartment? 
    If you would like to reserve a specific apartment, you must pay a holding deposit of $500. This amount is applied to your first month's rent. Once you have submitted this deposit with your application, you have reserved the apartment.
  • What forms of payment do you accept for the holding deposit? 
    We accept credit cards and personal checks. Only credit cards are accepted if applying online. If paying by credit card there is an additional credit card processing convenience fee of 2.95% that is charged directly by our payment processor. We do not retain any portion of that fee. We only accept personal checks made out by a lease signer or guarantor.
  • How long is the application process? 
    Completing the online application takes less than 15 minutes. Once your application is submitted and the holding deposit is paid, our team will evaluate your application, including a background check, as quickly as possible. The entire process must be completed within 4 days. If you want your application approved in a timely manner, please make sure you submit all required documents.   • How long do I have to complete the application process? 
    Once your initial application has been accepted, you must complete the entire application process within 4 days. Please note, apartments are not reserved until a holding deposit is paid. If you complete your application and you fail to qualify your holding deposit will be returned. If your application is not approved, the $500 will be refunded.
  • What is the rent? 
    The prices you see on our website are the prices we charge. We are 100% transparent and do not negotiate. We believe that is the right way to do business. Our apartments are offered for either 12- or 24-month terms.
  • How much are typical electric bills for residents? 
    Residents do not pay for electricity, heat, or water. Residents do pay a monthly fee for each air- conditioning unit in their apartment, currently $27.16 per unit. This is a regulated fee and is adjusted annually by the Rent Guidelines Board of New York.
  • Can I reserve an apartment before it becomes available on your website? 
    Unfortunately, no. Units can only be applied for once they are listed on our website. Units are reserved once a complete application is submitted and a holding deposit is paid. Once a unit has been reserved, no other applications or holding deposits will be taken.
  • I am waiting for a specific apartment; can I contact a leasing agent in advance to reserve that apartment? 
    If there is a particular size and/or finish of apartment you want, please fill out the contact form at the top of this page and a leasing team member will reach out when that size and/or finish of unit becomes available. Although our community is large, some apartment sizes and/or finishes are very rare. Requesting a certain size and/or finish of apartment with a leasing agent does not provide prospective, or current, residents with any type of priority. The best way to reserve a unit is to search availability on our website.
  • Do you have a waitlist? 
    We do not maintain a waitlist.
  • I am interested in your affordable lottery units; how do I lease one?
