After you've found the perfect apartment, it's tempting to sign the lease and move in. However, it is essential to take a step back and make sure you’re asking the right questions during the tour to help you make an informed decision.

  • What is included in my rent?
    In NYC, heat and water may be included in the price of rent. However, you may have to pay for electricity and gas. Understand what your monthly rent payment covers before you commit.

    Some landlords incorporate utility costs into your monthly rent, but others do not. For example, electric, gas, water, and heat are all covered in your rent as a StuyTown and Peter Cooper Village resident.   • How long is the apartment lease term?

  • Is the apartment pet-friendly?
    If you plan to rent long term, be upfront about having a pet. Keep in mind that dog-friendly apartments may still have restrictions on dog breed, size, and weight. After you’ve been permitted to have a pet, be sure to get it in writing. You may also be required to pay a pet deposit to cover any damages your pet might make to the property.
  • Can I paint or decorate my apartment without penalty?
    Reading your lease is essential. Typically, leases will provide that residents cannot change the paint the walls or drill holes into the wall for their artwork without written authorization from the landlord. Other leases may say you need to return the property to its original condition upon moving out, or you risk losing your security deposit.
